Because these are not a franchise system in the current Mavis description, you are not underwriting a local owner's personal guaranty as the base case. You are underwriting a private platform that also owns Mavis Discount Tire, Express Oil Change, and, as of August 2026, Pep Boys. That is scale. It is not a public rating. Ask which entity signs and whether a Mavis parent guaranty exists.
Florida first
The brand's own history page says Tire Kingdom remained the Florida name after other states were realigned. Do not pay a multi-state scarcity premium for a banner that is intentionally regional. A long lease extension is valuable because of the term, not because the logo is rare in New England. Georgia and the Carolinas are linked for tire-shop comps and for whatever older locations still use the name. Verify the sign.
Box and roof
These are multi-bay tire stores with showrooms. Another tire dealer is the backfill, including Mavis's own banners if this one were ever consolidated. Marketing packages on this banner have disagreed with themselves about how absolute the lease is. When the cover and the rent schedule conflict, the lease wins, and the price should wait for the lease. A 20-year remainder is only a 20-year remainder if the expiration date in the document says so.

Mavis Tire says it acquired Tire Kingdom from TBC Corporation in June 2023, including the company-operated locations, and that the brand stayed focused on Florida after a 2015 realignment moved many out-of-state stores to the NTB name. Mavis is private. TBC, a Sumitomo group company, is the former owner, not the current franchisor of these shops. The stores Mavis bought are company-operated, which is the credit story, subject to the legal entity on your lease.
Are Georgia or Carolina stores still Tire Kingdom?
Many were renamed NTB in that 2015 realignment. A Tire Kingdom sign outside Florida is something to verify, not something to assume from an old map.
