Safelite AutoGlass NNN Properties for Sale (1 Listing)

1 active listing · Updated October 16, 2026

Safelite AutoGlass is Belron's U.S. glass-repair and replacement business. Belron's majority owner is commonly reported as D'Ieteren. The shops are company operations in the usual case, on leases that are often shorter and less "absolute" than a new quick-lube sale-leaseback.

Safelite glass shops have been floated by buyers from 6 percent into the middle of the 7s. The Quick Facts Safelite line is that float, and it is not a study of closed sales. The broader list is properties for sale.

NN on purpose

A typical Safelite deal leaves the landlord with parking, structure, and roof, while the tenant pays taxes, insurance, and interior upkeep. Call that double net if that is what the lease says, even when a flyer says NNN. On a five-year remainder, the roof you might replace is a large share of the cash flows you have left. Use the NOI calculator with an honest reserve, and the lease expiry calculator so a renewal option is not counted as term.

Credit

There is no Safelite ticker. There is a large private operator inside a global glass group, with a parent commonly tied to a Belgian listed company. That is better context than a local franchisee and worse than a bond indenture you can read in a minute. Get the guarantor name. Mobile glass vans mean the tenant's business is not fully stuck to your building, which is why renewal is a real question at year five or ten.

Parts retailers are cleaner boxes

AutoZone, O'Reilly Auto Parts, and Advance Auto Parts are the public-credit alternatives in automotive real estate. They are not glass shops. Compare them when you want a longer lease and a more generic rectangle. Choose Safelite when the yield pays you for NN duties and a shorter term and the corner still works for the next service user.

Maryland and the national route map

Glass shops follow car counts, so the brand is national. Maryland, Texas, Florida, Ohio, and California are on this page as markets where service real estate trades, and where Safelite actually operates. A Waldorf shop is a suburban service-bay question: roof age, parking language, and how many years are firm.

Safelite AutoGlass NNN FAQs

Who owns Safelite?

Safelite AutoGlass is the U.S. auto-glass business of Belron. Belron's majority owner is commonly reported as D'Ieteren, the Belgian listed company. Confirm that ownership structure when you are in contract, and confirm the lease guarantor is a Safelite or Belron entity. Glass work is also done by technicians who are not your tenant. Do not confuse a subcontractor with the signer.

Why are the leases often short and NN?

Safelite shops are operational warehouses more than brand monuments. Many leases leave parking, structure, and roof with the landlord and run for a primary term that is closer to five or ten years than to twenty. The tenant can relocate a glass operation more easily than a dialysis clinic can move. You are paid for that flexibility in the cap rate, and you still own the capital items.

What yields are commonly reported?

A five-year Safelite NN lease should not be priced like a 15-year absolute-net auto-parts store. Glass-shop paper on the Safelite banner has been floated from 6 percent into the middle of the 7s. Quick Facts is the Safelite float for the paper that actually trades. It is not a verified sales median.

What else can the building do?

Light service, a small warehouse, or another glass or fleet user. The clear height and the dock-or-drive-in setup matter more than the green sign. A retail rebrand is possible on a good corner and pointless on a back lot. Look at the real entrance, not the logo rendering.
