NAPA Auto Parts NNN Properties for Sale (1 Listing)
1 active listing · Updated October 14, 2026
NAPA is a parts brand owned by Genuine Parts Company, ticker GPC, and a store network that is heavily independent. Buying a NAPA building is often buying a local dealer's lease that happens to carry a famous sign. Paying an AutoZone cap rate for that lease is how people overpay.
NAPA jobber paper and the rare corporate store together get sketched from about 6 percent into the middle of the 7s. Quick Facts shows the NAPA sketch as market talk, not as an owner-verified study. Corporate-credit parts stores are listed with everything else at properties for sale.

Brand versus signer
GPC is a real public distributor with a long operating history. Its credit supports the supply chain. It does not, by itself, support your rent. The lease tenant on an independent store is the dealer. Underwrite that business: years on the program, commercial accounts, and a guaranty you can actually collect. If a NAPA-owned store is the tenant, say so only after the signature block confirms it, and then decide whether the parent has joined.
The box is the easy part
Parts stores re-lease. AutoZone and O'Reilly Auto Parts want similar rectangles and sometimes take former competitor space. Advance Auto Parts is the same shape at a wider public-credit yield. NAPA's independent paper should be wider than all three unless the dealer is unusually strong or GPC is actually on the hook.
Term and structure
In-place dealer leases are often inside 15 years and sometimes NN. Do not capitalize five option periods. Use the lease expiry calculator on the firm expiration. If the landlord keeps the roof, price it. A small-town roof is still a five-figure event relative to the rent.
Virginia and the national brand
NAPA stores exist in every state a mechanic does. Virginia, Texas, Georgia, Ohio, and North Carolina are browsing markets here. A Stuart, Virginia store is a county-seat parts counter. The right questions are the dealer's book of repair-shop accounts and the distance to the next auto-parts banner, not the GPC dividend.
NAPA Auto Parts NNN FAQs
Is a NAPA lease Genuine Parts Company paper?
Sometimes, and often not. Genuine Parts Company, ticker GPC, owns the NAPA distribution brand. A large share of stores are independent owners who buy through NAPA and lease their own buildings. Those landlords have a local auto-parts dealer as tenant, plus a supply relationship that can be canceled. Ask whether GPC or a NAPA affiliate guarantees anything. Assume it does not until the document says it does.
Why is the cap wider than AutoZone?
Buyers can see a Genuine Parts corporate signature when it is actually on the NAPA lease, and they can see a jobber when it is not. A rare corporate-signed NAPA store is the tight end. A single-location NAPA dealer on a short NN lease is the wide end, and that NAPA spread has been sketched from about 6 percent into the middle 7s. Quick Facts stores the NAPA sketch, not a verified average.
What is the building?
A small parts store, often 6,000 to 10,000 square feet, with a counter, shelves, and parking for commercial delivery as much as for retail. AutoZone or O'Reilly can reuse it. So can a farm store or a medical user in a small town. The box is a virtue. The guarantee is the question.
What diligence is specific to NAPA?
Who owns the inventory program, how long the dealer has been a NAPA owner, whether delivery to repair shops is the real business, and what the rent is versus that dealer's cash flow. A store that is only a walk-in counter in a town with two other parts banners is a weaker renewal than a hub feeding a dozen shops.
