Mission Pet Health NNN Properties for Sale

0 active listings

Mission Pet Health is a private veterinary group built from the 2024 combination of Southern Veterinary Partners and Mission Veterinary Partners. Silver Lake lists the company as a portfolio investment from that period. Shore Capital lists it as well. Landlords should care less about which sponsor's website is current and more about who signed the lease.

Mission general-practice rent is discussed by buyers anywhere from just under 6 percent out toward 7. Quick Facts repeats the Mission discussion and does not pretend it is a closing file. Other listings live at properties for sale.

General practice, not a referral hospital

These are neighborhood animal hospitals: wellness, dentistry, surgery at a general-practice scale. They are not BluePearl-style emergency campuses. The buildings are smaller, the parking is appointment-sized, and the tenant's revenue is local pet ownership. That is a durable demand story and a concentrated credit story. One hospital's doctor roster can change faster than a dialysis census.

Read the services agreement and the lease as a pair

The platform can support a hospital it does not legally obligate itself to pay for. Sellers sometimes describe "corporate veterinary" when the corporation is a vendor to the practice, not the guarantor. Get both documents. If the guaranty is the platform, ask what triggers a release. If there is no guaranty, underwrite the practice like any local clinic and do not use this cap band.

Public-credit alternatives

CVS and Walgreens are the healthcare landlords' liquid comps, with retail boxes and public parents. Dollar General is the small-town generic building if veterinary fit-out feels too narrow. Mission Pet Health is a reasonable lease only when the platform guaranty is real and the rent is a modest share of hospital collections.

Carolina and the Sunbelt

North Carolina is a real market for this kind of hospital. Texas, Florida, Georgia, and Alabama are large veterinary states and fair comparison markets; confirm the brand is actually in the city you are buying. A Greenville address needs a lease term you can count. "About eight years" on a flyer is not enough to waive the document.

Mission Pet Health NNN FAQs

What is Mission Pet Health?

A veterinary support platform formed by the merger of Southern Veterinary Partners and Mission Veterinary Partners. Silver Lake lists it as an investment dating to 2024. Shore Capital also lists the company. It is private. The merger created a larger general-practice network. It did not create a public rating or a guaranty of every hospital lease.

Is every clinic lease platform paper?

No. Some real estate stays with the selling practice or a hospital-level company, and the platform provides services under a separate agreement. If your tenant is only the local hospital, you are underwriting that hospital. Ask whether a Mission entity guarantees the rent, for how long, and what happens if the hospital leaves the network.

What cap rates are commonly reported?

Mission Pet Health general-practice leases draw bid conversations that often stretch from just under 6 percent toward 7. A specialty hospital on a longer term is a different credit than Mission. A hospital-level guaranty, which some Mission deals still use, belongs wider still. Quick Facts holds only that Mission bid conversation.

How specialized is the building?

Less than a 24-hour specialty hospital and more than a retail bay. Exam rooms, treatment space, and sometimes boarding or surgery. Another general practice is the backfill. Retail conversion is a gut job. In a growing Carolina suburb that reuse is plausible. Price it that way, not as a dollar-store box.
