DaVita NNN Properties for Sale (2 Listings)

DaVita is the public dialysis company. Clinics are single-tenant medical buildings whose tenants renew because patients cannot casually change buildings. The credit is a New York Stock Exchange company, ticker DVA. The lease in your hand may or may not be guaranteed by that parent, and the landlord may still own the roof.

On a DaVita clinic the circulated ask often sits near 5.75 to 6.75 percent. Quick Facts prints that DaVita shorthand so a reader does not treat it as an audited survey. Browse other live deals at properties for sale.

The building

A dialysis clinic is a one-story medical box with a water room, treatment floor, and more parking than a similarly sized store, because patients overlap for hours. Plumbing and medical gases make the interior valuable to the next dialysis operator and nearly useless to a retailer. Budget the conversion as a tear-out. In a growing suburb the next operator is a real possibility. In a shrinking county you own a specialized shell.

Parent, affiliate, or neither

DaVita Inc. is the public credit. Clinic leases are sometimes signed by subsidiaries. Ask for the guaranty agreement, not the marketing line that says "corporate." Fresenius is the other national operator and the obvious backfill, but only if your building meets its prototype and your rent is inside what a new operator will pay. Do not paste a credit rating into your model from memory. Ratings move, and this page will not invent one.

Landlord costs that change the yield

When roof and structure stay with you, the stated cap rate is not your yield. Put a normalized reserve through the NOI calculator and, if taxes and insurance are capped or excluded, through the NNN lease calculator. A clinic that looks 40 basis points cheaper than a CVS can be more expensive once the shell is your problem. Walgreens is the other corporate medical corner, with a retail box that re-leases more easily and a different policy risk.

Where the clinics are

DaVita is national. Texas, Iowa, Florida, California, and Ohio are on this page because buyers shop those state hubs and because clinics exist there, not because every DaVita listing will be in those five. A short remaining term matters more than the state. An unexercised renewal option is not term.

DaVita NNN FAQs

Is DaVita a corporate guarantee?

DaVita Inc. is a public company listed on the New York Stock Exchange under DVA, and it is one of two national outpatient dialysis operators in the United States. Many clinic leases are guaranteed by the parent or a financed affiliate. Some are not. The rating changes. Look up the current S&P and Moody's print at signing, and do not rely on a number printed in an old flyer.

Why do dialysis clinics rarely move?

Patients typically sit for treatment three times a week. Moving a census means a new water-treatment system, new certification, and a painful transition for people who cannot skip sessions. That operating reality is why renewal rates in this niche are commonly described as very high. It is also why you should still read the relocation and go-dark clauses. Stickiness is a tendency, not a contract term.

Are DaVita leases absolute net?

Often no. A large share of clinic paper leaves roof, structure, and sometimes parking or HVAC capital with the landlord, while the tenant pays taxes, insurance, and day-to-day maintenance. Price a reserve before you compare the cap rate with an absolute-net ground lease. The NOI calculator is there for that split.

What cap rate is commonly reported for DaVita?

DaVita dialysis bids that brokers circulate often land between roughly 5.75 and 6.75 percent. A parent-guaranteed DaVita clinic with more than ten years left prices inside the tight half of that talk. An older DaVita box on NN paper and a short primary term does not. Quick Facts prints the DaVita shorthand only, unchecked against closings this site controls.
