Caliber Collision NNN Properties for Sale (1 Listing)

1 active listing · Updated October 19, 2026

Caliber Collision is the largest company-operated body-shop chain in the country, owned in majority by Hellman & Friedman, with Leonard Green and OMERS alongside. It is not a franchise brand. The shops repair cars for insurers, and the leases are real estate wrapped around that referral stream.

Commonly reported asking caps run from the mid-5s to the high 6s. Use the Quick Facts line as that rough band only. The deals you can actually bid are on properties for sale.

Lease shape

Sale-leasebacks written as the chain absorbed regional MSOs are the paper that hits the market. Initial terms are often long, sometimes past 15 years, with the tenant taking taxes, insurance, and most repairs. Confirm "absolute" against the maintenance section. Collision buildings are wide, shallow-bay industrial boxes with paint booths and yard storage. Another body shop is the natural replacement tenant. A conversion to retail is a demolition budget.

Credit and the IPO rumor

Private equity has owned Caliber for years. A confidential IPO filing was reported in 2025 and, in later trade coverage, had not priced. An IPO would add disclosure. It would not rewrite your lease. Until then you are paid by a leveraged private company whose stall-level cash flow has to cover a rent set during consolidation. Ask for the guarantor and for any parent guaranty. Do not stop at the logo.

Why insurers matter more than the corner

A Caliber on a B industrial street can be a better lease than a Caliber on a trophy retail corner if the insurer programs and the technician base are there. The reverse is also true: a pretty outparcel with a lapsed direct-repair relationship is a specialized building and a hope. AutoZone and O'Reilly Auto Parts serve the same aging fleet with public credit and easier backfill. Advance Auto Parts is the discounted public parts name. Caliber pays you for taking shop specialization and sponsor leverage.

Checks that are easy to skip

Confirm the shop is company-operated Caliber, not a leftover franchise banner from an old acquisition. Look at environmental controls around the paint booth. New Mexico has no state page here; a deal in Albuquerque still belongs on this tenant page, with Texas, Florida, North Carolina, California, and Arizona as the published state links where buyers actually browse.

Caliber Collision NNN FAQs

Who owns Caliber Collision?

Hellman & Friedman is the majority owner. Leonard Green & Partners and OMERS have been the significant minority holders since the Caliber and ABRA combination. Caliber is private. Trade reports in 2025 said Caliber Holdings filed a confidential draft registration for an IPO, and later 2026 coverage still described that offering as unpriced. Underwrite private equity, not a prospectus you do not have.

Is a Caliber shop franchised?

The collision centers are company-operated. Caliber sold the old ABRA franchise system to Driven Brands in 2019. A lease on a Caliber Collision building should be a corporate signature, which is a different credit from a single-shop franchisee. Still match the guarantor name to the current Caliber entity. Mergers reshuffle signing subsidiaries.

What drives the rent at a body shop?

Insurance referrals, not Saturday foot traffic. Caliber's volume depends on insurer relationships and the complexity of repairing newer vehicles. A shop in a hail market or a dense suburb can stay busy for reasons a traffic count will not show. Ask how many stalls are producing, and whether DRP (direct repair program) status is in place. A lost insurer program is the operating risk that matters.

What cap rates do buyers commonly quote?

Company-operated collision sale-leasebacks are commonly reported from the mid-5s to the high 6s. Shorter terms and landlord shell duties sit at the wide end. The Quick Facts numbers are that commonly reported asking band. They are not closed-sale medians and nobody at this site has certified them.
