BluePearl Pet Hospital NNN Properties for Sale

0 active listings

BluePearl is the specialty and emergency side of Mars pet care: referral hospitals, not neighborhood vaccine clinics. Mars has owned it since 2015. The parent is private, large, and not a substitute for reading which entity promised to pay the rent.

Buyers commonly talk about asking caps in the mid-5s to high 6s for this kind of paper. That is the band shown above, and it is not a verified sales set. Compare live asks on the NNN listing inventory.

What the real estate looks like

A BluePearl is built around treatment, not a sales floor. Imaging, operating rooms, and overnight wards drive the size. The September 2025 Brentwood, Tennessee relocation — a Franklin hospital more than doubling into roughly 29,000 square feet — is a useful picture of how these sites grow. Parking has to work for emergencies at odd hours. Zoning that allowed a hospital will not automatically allow a big-box replacement.

Credit without a ticker

Mars is a family-owned company. BluePearl's own materials point to Mars principles and to Mars Veterinary Health. None of that prints a rating on your lease. Ask for the guarantor legal name, whether a Mars affiliate guarantees or only a hospital LLC, and what happens if that hospital is relocated the way Franklin was. A relocation can leave you with a dark specialty building while the brand keeps operating two miles away, still inside the lease if you negotiated the right continuous-operation and go-dark language. Many landlords do not.

Why the stickiness is real and limited

Pet owners drive past general practices to reach a neurologist or an ER. That referral habit is why these tenants renew. It is also why a vacant hospital is expensive to reuse. CVS corners re-trade to a long list of retailers. A BluePearl re-trades to a short list of specialty operators, or it becomes a conversion project. Walgreens is the other corporate healthcare comp with a much more liquid box.

Pricing the shell

If the landlord keeps the roof and structure, put a reserve next to the cap rate before you compare the deal with an absolute-net ground lease. The NOI calculator is the right worksheet once you know which expenses stay with you. Illinois, Florida, Tennessee, Texas, and California are states where specialty hospitals actually show up. Confirm the specific city still has a BluePearl before you treat a state link as a listing.

BluePearl Pet Hospital NNN FAQs

Who owns BluePearl Pet Hospital?

Mars, Incorporated. BluePearl joined the Mars Veterinary Health family in 2015 and Mars still describes it as part of that group, alongside Banfield. Mars is private and family-owned. There is no public rating to quote, and a lease might be signed by a hospital entity rather than Mars itself. Read the guaranty.

How big is the BluePearl network?

In a September 2025 company announcement, BluePearl described itself as one of the largest U.S. specialty and emergency hospital groups, with over 100 hospitals in 30 states. That is a company statement, not a store-count audit by this site. Later openings and relocations move the number. Do not underwrite a flyer that reprints an older count.

Are BluePearl buildings ordinary retail boxes?

No. These are referral hospitals: emergency, surgery, oncology, neurology, and similar services, often open overnight. A 2025 BluePearl release described a Franklin, Tennessee hospital moving to a new building of about 29,000 square feet, more than double the prior site. That scale is the asset and the backfill problem. Another specialty operator can use it. A retailer cannot.

What asking caps are commonly reported?

Specialty veterinary leases backed by a Mars banner are commonly reported in the mid-5s to high 6s, depending on term, new versus second-generation construction, and whether the landlord still holds roof or structure. Treat the Quick Facts band as that commonly reported range. It is not an owner-verified sales study.
