They are mostly on hard corner locations with grater than 1.00 acre of land, generally 1.5 to 2.0 acres and store sizes of 14,500 square feet. To compete with rival CVS Pharmacy they typically pay premium rent which is enticing to investors but could pose concern later after their initial lease period expires as a cause for the tenant to vacate the lease. In some leases Walgreens can cancel the lease after the initial 25 year period which makes the asset unable to finance.
